South Beach Real Estate Market Trends

With mortgage rates still elevated as of mid-2024, condo prices in South Beach are relatively stable and currently showing a slight downward trend year-over-year in Q2.

The median sales price for a South Beach condo in Q2 2024 was $1,290,000, down 1.1% compared to Q2 2023. This is slightly higher than the overall San Francisco County condo median price of $1,120,000, which declined 2.6% year-over-year.

Some recent history: After years of slow growth from 2014-2020, South Beach condo prices surged in 2021-2022, up to nearly $1.5M in spring 2022, before retreating as interest rates rose later that year. Considering the persistent and pent-up demand in the market today, if mortgage rates come down over the next year, stronger demand and appreciation could return.
